No home is perfect. There may be hidden building defects unknown to the seller and which may not be visible to you when you visit your dream home.
A pre-purchase building inspection is a visual assessment of accessible areas of the property to identify major defects and to form an opinion regrading the general condition of the property at time of inspection.
The report contains photo evidence and explanations of any major defects identified during the inspection with recommendations regarding further action to be taken. Every inspection is done as though I was buying the home for myself.
A Comprehensive inspection also includes minor defects which you may have to address as part of ongoing maintenance.
