There are two types of Australian Standards AS4349.1 pre-purchase building inspections. Which one is right for you?
> Structural inspection – The purpose of the inspection is to advise the you regarding the condition of the structure of the building. Minor structures and fences are excluded from the inspection. Minor defects are excluded from the report. If your “offer to purchase” is subject to a structural report then this one is for you.
> Comprehensive Inspection – The purpose of a comprehensive inspection is to provide advice regarding the overall condition of the property. Minor structures and fences are also inspected. The report includes major defects and maintenance issues.
